At
this point you're thinking, "WHAT! What do you mean the seller or the Agent
doesnt expect the property to sell!?! Of course they want to sell!
Don't
they?"

I'm not saying they don't want to sell, I'm saying they
don't expect to sell!
The
seller or the Agent doesnt feel the house will sell, and therefore, it won't! In the
case of the Agent, he or she knows, or at least senses, that there is some issue of
Price, Terms, Condition, Market, Location, Timing, or some other factor that will
prevent a sale at this time.

Here is where part 2 of the problem comes into play when
using an agent... Communication!
Instead
of relating all of the potential problems to the Seller, the Agent, for a variety of
reasons, does not communicate his concerns.

|
|
|
The
Agent blames the Seller, and the Seller blames the Agent. The whole problem would have
been avoided if they had communicated better... and probably a little more frequently!
|
Conclusion
If
your Agent doesnt expect your house to sell, you dont need him / her.
If
you're not fully prepared to sell on your own... don't even bother trying!
